Is an extension suitable for me?
An extension to your house can be an easier option to moving for gaining more living space. But how much will it cost for different types of extension? Will I need planning permission or do I fit current building regulations? Who will do the drawings and application process?
We will! We will do it all from start to finish!

Typical prices for an extension or Sips Building
As a rough idea you can typically say that it will cost £1495 to £1595 per m2 . For a basic extension. It includes basic plumbing and electrical work. This price is per unit area of internal floor space and so a 5x4m single floor extension will have a total floor area of 20m2 and a double story will have 40m2. Please note that the figure provided is for a standard extension, each project will be different and the above figure is a guide and is not appropriate for a small extension.
Approved Drawings

For a accurate quote we will require a set of approved drawings. You will need a set of drawings for building control in any case this will cost around £800per drawing, we are happy to facilitate this for you.

Design and Build
Initial meeting and consultation.
We will arrange a site meeting at your convenience for an initial discussion and consultation. This will allow us to gain an understanding of the site, your requirements and feasibility of the project. We will then send you a basic cost for pre budgeting and fusibility.. Finalising design…. The next stage will be to prepare detailed plans, to progress towards achieving planning permission and building regulations approval. Depending on the complexity of your scheme, this may include further 2D sketches, prepared by our architectural technician who has over 15 years of experience. A payment plan for the design, planning and building regulations work will be agreed at this stage. You will be involved and consulted during the design process to ensure you are completely happy with the plans. Build costs and build contract…. A detailed project costing and quotation can be prepared when the plans have been finalised. This will form the basis of a written building contract. We can prepare a fixed price contract with an agreed detailed specification or a more flexible contract with provisional sums included for items that have not been finalised such as the kitchen, bathrooms and landscaping etc Commencement of build…. During the course of the construction works, Philip Johnson a CIOB project manager and company director will act as a site manager and will ensure all trades and regulations are monitored.
Once you have supplied us with a FULL set of working professional drawings, a Build cost and schedule of works will be created…. A detailed project costing and quotation can be prepared by our award winning HBXL estimating package . This will form the basis of a written building contract. We can prepare a fixed price contract with an agreed detailed specification or a more flexible contract with provisional sums included for items that have not been finalised such as the kitchen, bathrooms and landscaping etc Commencement of build…. During the course of the construction works, Our CIOB project manager and company director will act as a site manager and will ensure all trades and regulations are monitored.

What are SIPs?
​
Sips or Structurally Insulated Panels, are a Modern Building Material combining the inherent strength of Composite timber based Structures with a high level of Insulation, as an Off-Site Manufactured product delivered to site in kit form, it is a renewable Modern Building Method. PUR (Polyurethane)Insulation is used to Manufacture SIPs, which range from 100mm to 250mm thick.

Sips are incredibly strong, up to 5 times stronger than Timber Frame and add 5% floor area compared to traditional building system and 25% quicker to erect. In addition, they provide the key to achieving the high levels of Insulation and Air Tightness required by the changes in Part L Building Regulations, which call for, amongst other things, a 25% – 44% improvement in a building’s Target Emission Rate (compared to 2006 Regulations), with further revisions planned, to achieve Zero Carbon by 2016.

2006 Regulations required a minimum U-Value for Walls of 0.35w/m2k, it is therefore, easy to see that the Building Fabric content of 2010 Regulations implies a U-Value of 0.26w/m2k – 0.19w/m2k to be ‘on target’. Sips not only achieve or exceed this, they do so whilst reducing / eliminating Cold Spots and Shrinkage, the most common Failures in:

We use the award winning system called HXBL, it downloads live material prices from national builders merchants, its quantity surveying element breaks down each part of the project into a 1000 smaller elements, assigning labour and material cost to produce an accurate and genuine price for your project. It is an expensive and highly sophisticate program but reflects our aim to offer a professional building service.
